I've had to add exterior "escape" stairs to comply in a few situations.  

If you do the route of a 2/2 see if you can add an exterior door to one of the bedrooms, so you can rent it as a separate unit (and perhaps put a small kitchenette in that bedroom).

However, we do feel like we could use another set of eyes and opinions in our business planning and are not opposed to a partnership. 

For example why did some target single family as opposed to condos or multi families house?

The bay is too crazy right now, but I’m not opposed to it either.

.- Know which light fixtures you want and where you want them- Know what color you want to paint the walls, ceiling, and trim of the interior- know which color you want to paint the exterior walls and trim- you should know what you want for fine detail items such as the mantel of a fireplace.In order to help you select these items, I recommend looking at houses near yours that sold quickly such as having gone "contingent" within the first week of listing and copy these finishes.

Flooring,Painting(interior/exterior), Drywall for 1500 sqft home, siding ect..) keep in mine these are all estimates also but may get you a little closer to a accurate number. 

The sump pump outlet usually will have to be sent to the exterior yard to be to code.  

Of the metal exterior pieces I have seen once they start rusting they USUALLY have to be replaced.
