Based upon what I'm reading I really think this is an effective strategy and would like pointers on how to get started.Basically, I'd like to set a respectable property up within 1-2 miles of a University pre-furnished, with made service 2-3 times per week, on site laundry, utilities (including Internet access) covered by me and charge a premium.

Why would local RE agents and their investors let a good property fall to a rookie investor from 2000 miles away?

It's a condo in 1160 Hillsboro Mile, Hillsboro Beach, Fl.

I happen to live about a quarter mile from one of the black shaded areas on the map.

It will be so much easier than trying to do that all remotely.Once you've got the experience and have learned hands-on, then start looking at investing 500 miles away.

Someone said every mile you drive with it on counts because you are advertising.  

I live within 3 miles of the property so my wife and I will be managing it ourselves.

As amazing as it might seem MA doesn't seem to be all that into going that extra mile some states are to increase regulation of this stuff.
