It's definitely slower demand, but it is weeding out the average listings from the ones that shine.

Now I can always spot a bad foundation and I most definitely avoid them.

My realtor is also exploring options with their legal team, but extra insight is always appreciated. 

You could look into syndication, however even that will require a significant upfront investment in legal and marketing fees.Good luck!

Make sure you're performing credit checks, background checks, verifying income (calling employers and even checking bank statement if you need to), and calling former landlords to inquire about/confirm their habits as a tenant (cleanliness, respect for neighbors, paying rent on time, etc.).If you don't think you're capable of this, definitely find a good property manager!
