Some things to consider are job growth, population growth, and surrounding school systems.

I am looking to live here and eventually house hack so as this opportunity already has 2 trailers it seems like a great fit for me.

South Carolina has some great markets, and you're going to find some amazing opportunities there.The best advice I can give is to stay curious and keep learning.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with zero or negative relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560, little to no good tradelines, lots of collections & chargeoffs, recent evictions.

This scenario doesn't bode well for a 4k, 2 bedroom townhome in a nice location but not the hot spot where the action is walkable.Sell if you can and look for a better opportunity to invest.I have 20 rentable units.......all considerable lower cost than yours and I am finding it harder to keep the rents I have now.  

One goal of mine is to also own a second home in NOLA so this might be the opportunity I'm looking for.Looking forward to any advice I can get.Thanks,Colin
