The exemption of $250,000 is on selling a personal residence, that you have lived in 2 of the last 5 years, not on investment properties.

This would be our first investment property, and acquiring it this way is so new to me.

Conventional investment property loans cap seller credits at 2%.

So any advice on how can we star on asking for a mortgage loan and thinks to avoid in starting investing on properties.Thanks
