Captured leads are automatically entered into the CRM and a series of emails and texts can be started with the content fine-tuned to the source of the lead.Right now, I'm feeding my site with leads from "Making it Rain" that I get through eXp.I don't know what the cost is for a solo user, but I don't think it will be cheap. 

The standard rules apply when building a list of comparable properties to determine ARV...Look for properties sold recentlySimilar properties, the more similar the better...same # of bedrooms, baths, approx same sq footage, same age, etc.Properties should feed the same schools...this is VERY important in the DFW areaDO NOT cross major streets for comps.  

To all my land lords, I would like a little feed back on these numbers.

I'm not insinuating to not use partners but having three mouths to feed from one rental can be tough.
