Most of the locals are friendly, nature-loving types that enjoy activities like hiking, camping, snowshoeing, and live bluegrass music. 

I know it’s a little outside of the two areas you gave, but I’m in Syracuse NY and there is lots of opportunity for any type of investing if you happen to be looking out this way…BRRRR, buy and hold, fix and flip you name it.

Get a feel for each type of investor/agent/wholesaler etc.

The amount that they can borrow is a different type of "credit."

In all of these hypothetical discussions, we never know how much equity is in property, what the type of SFR is etc.

I'm thinking we could do another type/color of flooring in the fourth bedroom, but I'm not sure what it would be. 

Ideally, you need to work with a resourceful investor-focused real estate agent who can bring you opportunities or source your deals off-market (aka below market value). 

Hopefully you're aware of these types of issues, or as Nick Bednarczyk stated above you get a good inspector who will be on the look out for them.
