This property is less than 3 miles from the hospital, only a few miles from a ton of Boeing suppliers (and other industrial companies) in Kent, etc. 

I just listed a great opportunity to house hack in Jacksonville, 4 miles from the Shoppes of historic  Avondale.

Also, to do a quick and dirty comp lookup, find homes with similar SQFT for home and lot, same beds and bath and that have been rehabbed...best to get within 1 mile radius and within the past year. 

Form an addendum that Jack and Jill sign where Jill acknowledges she will be taking over for full rental payments, damages to the property, and security deposit (would not recommend giving half back to Jack you could argue this would cover him getting of his lease agreement early).  

If he took your deposit, there should be mile stones and there should also be a target completion date. 

All within 5 miles of Uptown and 100% occupied, all lower income.

The issue is that she still lives in the half rehabbed property and needs time to get her affairs in order and find a new place to live.
