If you have the mailing list and want to do bulk, you need to get a permit which will cost hundreds of dollars to set up and your bulk mail needs to be presorted and compliant to postal formats to qualify for the bulk rate.

For the benefit of the forum, things to watch out for when dealing with scammers are: 1) double-check the email address used to send the email; 2) always be cautious of any instructions sent over email and not from a secure link/source; 3) read through the message in its entirety to spot any formatting errors or duplicate email signatures, etc.; 4) when in doubt, call the person in question using a number found online/another source to see if they indeed sent the message; 5) ALWAYS call to confirm wire instructions right before transferring funds, even if you called to confirm them before.

Oh, another reason is simply taking a proactive approach to asset protection by anonymizing yourself during the company formation, so that when there is an initial search performed on your name, not a lot comes back in terms of asset ownership.

I could still have the option to not enforce this for a good tenant and this would only matter in court.Make sure your lease clearly spells out what happens if some one breaks their lease.So many people ask for advice about an existing tenant, we usually say what does your lease say.See if you can find any seasoned investors in your area say through a real estate club and ask if they will share an copy of their lease in word format.

If you're planning on buying a note every now and then, then having a custodian transact is probably perfectly acceptable way to go and it will eliminate some formation expense in setting up the IRA LLC and paperwork/bookkeeping on your end.
