But, that area is full of blue collar workers and retail workers, lots of medical facilities, etc., which equals a lot of renters.

It's practically impossible to install a grab bar in this bathroom without a complete remodel, but a handicapped toilet should just barely fit.Of course, it's hard to know during a rehab that one property might attract obese tenants, so pre-installing a toilet just for that reason doesn't make a lot of sense unless the property is near a diet facility

There are also exemptions from the discrimination laws, if you live on premises, religious or fraternal organization, non-profits, assisted living facilities as to health matters.

Before the spread of ACs in the South, people didn't take showers multiple times per day or had their laundry facility in the apartment.

and I like to think I knew this was going to happen,  but lo and behold the Graton Indians bought the 120 acres right across the street and built the largest Indian Gambling facility in northern CA. and my property got swept up into the city limits and rezone from AG to mixed use resi and commercial.. value today once permitted conservatively 2 to 3 million.. did it give me cash flow No not one dime.. could it have gone no were sure could of.. did I get lucky I do believe I did... but at the end of the day it was on the border of the city limits and there was a Homedepot anchored shopping center and a freeway interchange one block over.. so I thought Some day.. and in another 5 years I think I will cash in.... and or I will build it out.But by the time that happens I will have owned it 25 years or so...

I would also work on finding out what facility he is in as he will need to be servedFYI- In every jurisdiction I have been in, a hot check to a landlord is not a criminal offense

My family bought an industrial sewing facility and built out I nto a Polish restaurant up here in the metro Detroit area. 25 years later it's still   turning a nice profit.Good luck with the new venture, I'll have to stop in once we're moved into the Charlotte area!
