from what I have seen and experienced in the past is that the cheap duplex will not perform as well as a single family.  

I'm planning to meet with realtors and contractors in the coming weeks to start building our dream team. 

@Russell Brazil Have you personally experienced sellers walk away from a deal because the buyer is using a 203(k) or homestyle loan?

I plan to take the cookie cutter approach, having about 4 or 5 engineered plans, a dedicated team of contractors trained and experienced in this kind of construction that I work with exclusively, as well as an engineering team in place to consult with when needed. 

Happy to answer any questions you may have about zoning, whether it be a general question or specific properties.If you stick with it and have the right team in place, I have absolutely zero doubt that you'll be the proud owner of a multi-unit this time next year. 

I know I'm only temporary to the Mass area and it may not be the market I end up investing in but I know I learn best from experiencing first hand and picking the brain of more experienced individuals.
