I would say you are looking at $10,000 just to get someone who is worth his or her weight to read it.  

Unless your bank accounts are really FAT, this is not the time to being a 3 year self-study course, especially if you have a family.REI takes T I M E to develop and you're going to need a means to pay the bills while you acquire the new skills. 

Say The seller is willing to sell me the Property for $30,000 , plus them knowing that $35,000 will also e needed to repair and renovate the property.  

The areas between Waterloo, E 156th and E 185th are quite stable and I'd even consider living there as opposed to just investing there.

I guess, have to weight against the extra investment in furniture and time, but should be well worth it.

What I'm saying is that it does have value, and I believe that the mindset shift is more valuable than the technical how-to info.I also liked the E-myth and the 4 Hour Workweek. :)
