The landlord shall not commingle such moneys with any other funds of the landlord or hypothecate, pledge, or in any other way make use of such moneys until such moneys are actually due the landlord; or(c) Post a surety bond, executed by the landlord as principal and a surety company authorized and licensed to do business in the state as surety, with the clerk of the circuit court in the county in which the dwelling unit is located in the total amount of the security deposits and advance rent he or she holds on behalf of the tenants or $50,000, whichever is less.

The SAFE Act covers mortgages and installment contracts where a collateral interest is secured by a single family dwelling (1-4 family residence).

Title VIII of the Civil Rights Act of 1968, as amended, prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents of legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability).Better take a landlord class and get your act together.

Are there any draftsmen in SoCal who offer services that prepares plans (blue print and PRICING MATERIALS down the the last nail) for a space of about 30' x 18'?

To my knowledge in Seattle, mother-in-laws are considered accessory dwelling units (ADU) in Seattle whether they are attached or detatched (DADU).

I also wasn't sure if laws were different if you also dwelled in the property. 

These dumpy dwellings have often 20-40 offers.  

A lot of insurance carriers won't cover dwellings with PB pipes.  

There twisted rules regarding "equity purchasers" and whether you intend to occupy the dwelling as your primary residence (if I recall it's about $100 or so).Bottom line: Ask a RE attorney in the state in which you are making offers on such properties.
