The city taxes are destroying the viability as well.  

Good tenant selection that i do, hopefully will give me a good tenant that does not destroy properties and caused me to do 2nd rehab.

IE, the leaky roof destroys the plaster walls, warps the oak floors, and then lands on the electrical panel.

They need to know how to find property cheaply since you should never pay a premium for property in bad areas, how to advertise enough to find good tenants, how to evict the people that don't pay, and how to fix a house cheaply after it is destroyed and becomes condemned.

well me as a GC would not only walk it but would be there for every inspection because no. 1 i have never failed a inspection and i always go above and beyond and always make sure every code is correct  so i wouldnt do it as a gc just hand someone my license to possibly destroy my name and reputation for a mere 1000.00 i would have to be paid to actually over see the job to protect me and my license  just my opinion and not to say  that you would do anything wrong ok 

My mom feels like these people will destroy the house if she leave to move in with us, so we can't even get her out of there like we intended.

On the other hand I don't want real estate agents destroy my life by open house and showings.

My biggest concern is other animals accidentally eating the bait if they destroyed the bait station.
