This WY holding LLC also hold my non dangerous assets (brokerage account, bank accounts, etc...).The WY holding LLC is managed by a C-corp, that is also 1% member of the WY LLC.

If you don't fall into those categories, then I would not recommend you take out gap funds.If you are doing it because you have no money to fund the down payment, then this is very dangerous.

Dangerous, but they need to work but contracts are paying so low they aren't able to afford housing.  

I think you are playing a dangerous game if you sink a significant amount of money into new construction in Warner Robins in 2023.

REI is very dangerous.

There are 2 very dangerous cartels controlling the streets and its a matter of time when there are several more cartels fighting and shooting one another. 

I don’t think you’re in any danger of average rent rates going down, but does your model account for that anyway? 

My concerns are two fold.1-inaccurate assessment of cost of improvements therefore going over budget.2- getting taken by contractor or GC with change orders etc.If I were able to overcome these two limiting beliefs/fears I just might be dangerous;)Thanks in advance for your comments.Ashley
