I think you are right you will have a hard time finding a cash flow location in Southern California, unless you want to go manage mobile homes in the desert.

I might have an in to get a good deal on one or two 1987 doublewide hallmark-yorktown mobile homes (that's what they're listed as).

I'm no longer listening to that voice.This is partially due to discovering that a friend of mine, after investing in mobile homes on the side for a few years while he worked his regular 9-5 was able to "take a package" and go full time with investing rather that submit to the whims of the big corporate brother.

One of the houses was actually a mobile home which I'm not usually too fond of but the numbers work so I'll take it!  

I always look at my vehicle as a mobile office and make SURE I have contracts in it b/c you never know when you will be at a yard sale and find out they are selling grannies house once its cleared out!!...
