I became interested in Huntsville in particular because of its diverse employment base (Facebook data center, Toyota plant, Redstone Arsenal, and the multitude of aerospace/defense contractors).How did you find this deal and how did you negotiate it?

NARPM is good and they have a lot of training and certification programs you can take if you attend one of their conferences.

Unfortunately, the listing Broker and 2 agents seem defensive, arguing about the enforcability of the contract.

Garret Sutton has said on various podcasts that 50% of LLC owners fail to do this so the LLC is basically thrown out.Your first line of defense should never be an LLC, but simply running your property well and abiding by the law; basically, you want to avoid a lawsuit in the first place. 

Their renter's policies are your line of defense that keeps you from ever having to use your own insurance.

Ultimately, most of these conferences or seminars are actually better for learning via networking than learning by the content.

Interesting point is that this topic came up at the IMN conference on SFRs this week in Miami.

I’d love to see the legal defense for that  they totally thought what they were doing was legal but thought they should blame someone else for sending it  you know  just in case.  

Going to conferences is great, but the real work happens in-between conferences!
