Basically, they want to see how much rent you're getting compared to the expected PITI of what your new mortgage will be...and they all use different formulas to decide how much money they'll cash out to you based on your rental income.So it's not just as simple as giving you 75% of the appraised value of your property.

People are much more likely to tell you, "We'll think about it...we have a couple more places to look at", than they are to tell you "I have a criminal record/bad credit/eviction record/whatever and don't think we'll qualify for your rental".Of course, if your rentals are overpriced, and they are able to find comparable housing for less money, then that's another possibility as to why they aren't coming back to complete an application.

I did find some flat fee ones but still comparing the fees of what's best.

Most of my markets generally prefer clean and modern compared to all original restored.

Prices were great compared to other quotes I got and the service was fantastic.

School there are mediocre/bad compared to Irvine of course.

Here in Orlando, there is a shortage of available apartments compared to what the demand is.

My rule of thumb is as long as the cabin is within a 15 minute drive of either the attractions in Gatlinburg or the attractions in Pigeon Forge, you're in good shape, just buy where the best deal is, the rents and occupancy rates are going to be comparable. 

Also, if I do decide to apply for pre-approval with several lenders to compare rates and plans, how long before the pre-approvals expire?
