I am looking to email spreadsheets on rent collections expenses and want leases stored, tenant communication on late pay etc. accounting, monthly P/LMarketing background checks unimportant Does anyone use an outside person to run their software?

I collect the rents, report the income and pay all the expenses. 

We're collecting the first and deposit upfront, but letting them pay the last month's rent on some type of payment system so they can do it over time.

In most states (If not all) you cannot collect a commission if you are not an agent.

You may get lucky and find a renter to pay that but most renters will just move out, forfeit the deposit, and leave you trying to chase after them to collect.

For Calgary you can request a second set if you have a registered basement suite but you have to pay for garbage collection fees twice.
