If you can find a good co-sponsor to assist you with this it's the best way to learn.  

You can still run a business out of your residence so some “co-mingling” in real life is okay.

Friends, family members, co-workers (current and past), neighbors, and anyone else in your sphere of influence from social and spiritual gatherings.- Call, text, and email them to let them know you're in the business and you'd like to know 'Who do you know that is interested in buying, selling or investing in Real Estate'.- Follow up with your personal circle 4-8X per year.- Create new relationships and continue to build on the existing ones.

They do not have to co-located with you, but they must reside and operate in your state. 

I also have the option of having a parent co-sign or being a co-borrower and definitely being able to get financing, but am going to try to secure the loan on my own first.
