Beyond the internet research I perform, I want to begin speaking with local property managers, real estate agents, contractors, etc. to get some expert advice on neighborhoods and market trends.Being the socially awkward individual I am, I am having a hard time imagining why these people would give me the time of day.Has it been everyone's experience that when you call a property manager on top of the google page with a bunch of questions, they spend the time with you to earn your potential business?

. - PM gave me the OK to schedule my own plumber (reputable, licensed, insured) to perform work on my unit. - My plumber notices that many common area shut off valves are seized and almost all shut off valves in my unit are seized. - After testing the shut off valves in the basement storage room, one of the hot water valves started leaking.

-Also will be searching for a performance coach down the road, happy to field ideas or guidance on where to start there.

Do you have any insight as to why you don't think it is performing like you thought it would?

To establish industry benchmarks, SOCI and Lacology analyzed the top property management companies to see how their properties are performing in key localized marketing metrics.

They can perform all the work or use specialists (subcontractors) to do some portions of the work.

I realize it’s all relative to location and top 10 percent of listings but let’s just say it’s a great location and will be a top 10 percent performing listing, enough year-round traffic?
