It's not a black & white issue, and I'm not going to dive into the psychology & sociology of the matter here. 

Then I make sure all my tenants are attending the local school (you don't want an older man living with college girls)tell the tenants this, this will make them feel more comfortable about sharing a living space.

My mom had black mold, so she also had to hire a mold removal company, which didn't do it right the first time either!
