Anyone have any better options to access the equity in my home?

If you have 2 phones, FaceTime with outlet test device plugged into outlet with one FaceTime displaying the outlet test device works far better than the $hitty device that is supposed to Make this easy.  

Can someone else recommend a similar low cost product that will hold up better in rentals, that looks like hardwood-ish?

I focus mainly on smaller multifamily of roughly 10+ units that are non-professionally managed.This has allowed me to negotiate better deals with great terms.

Brining someone in for that 10% gap is likely better as a partnership or equity split as there's not a lot of security in lending on a 100% leveraged fixer. 

Does it make you a better agent dont know about that but certainly cant hurt .. 

A good piece of advice is to hold on to all your good stuff and transfer any marginal or questionable stuff into better stuff. 

Actually, that may be the better bet for getting more cash out now and we offer an Interest-only program on DSCR if you were trying to max out re-investment in the short to mid term.  

I know they tend to look better on paper, but there's no line on Excel for the headache factor that generally comes with lower class properties.Good luck!
