I have to wait until Monday to actually reach out to my insurance company to ask.  

I think long distance investing has a slightly higher learning curve, and waiting a year to avoid the higher learning curve is a solid plan. 

Here’s the catch which I know is gonna cost probably thousands, when we got our house built my great grandfather accidentally built a privacy fence for us 10 feet off the actual zoning on both driveways separating our house from theirs and the neighbors. now one of our neighbors is building a new driveway which is close to our privacy fence and the other one is building more property on his land which is supposed to be ours.

There are thousands (yes probably a thousand) of title company offices in North Texas.

I waited for weeks while going through the process, and at the last minute, they sent me a low-ball rent approval amount that was below market.

Now if the service member is deployed and the spouse trashed the house and didn’t pay rent good luck, you will probably have to wait until the service member returns to proceed with an eviction.

(Just say it in your mind, forty five THOUSAND dollars... forty five THOUSAND dollars - lol).

I also just bought "Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties" by David Greene, can't wait to read it. 

If you're patient theres others just like you moving to the sidelines to wait the next buying opportunity.
