I am just president and I lend money to the corp to buy houses.

It is not wise to attempt a 20 unit acquisition with a lender that focuses on 1 to 4 unit properties or vice versa.  

Try to understand why homes are worth more than you think or vice versa.  

What works for me may not work for you and vice versa.

I make a list of repairs and costs and include that as a cover letter in my contract.Ryan, yes you have to go find out who the bank has as the lead on foreclosures, sometimes it is the bank president if the bank is small enough.

Then, new buyer could be the president and control things.

Also that your PM is not worth what you are paying by setting a bad president and then handing the issues back to you (what are you paying them for again?!?).
