How should I structure closing to insure my buyers interests are met?

I have $1M in liability on each of my properties and I have full confidence in my business structure that there is no reason to try and complicate the situation with partnerships, LLCs, S-Corps or any other corporate entity that seem to be in favor in any given year. 

I told them no, that I would sell to the tenant, and that it didn't need to be listed for that to happen because our deal isn't structures that way.  

He's unemployed and has no way to pay for them, how do I structure this so the back taxes get paid with my buyers funds?
