Again, the property is in good condition so repairs could be between 10-15k but I choose $15k to be conservative.Here is the funny part...I’m excited, I’ve done my homeworks, I’m getting educated-strong job+income etc etc but don’t have too much or very low low liquid$ to get into.

It would likely be best to spend a couple of weeks there, if possible, setting up some meetings with property managers, realtors, and contractors.And I strongly suggest you get a property manager at first.

I purchased a newly renovated single family home and started screening tenants immediately. 2 friends came together and filled out an application together. they were looking to move in together and said they were old family friends. first applicant (lets call her lisa) is a mother of 3 (all under age 10) and the other (lets call her linda) is a single female. together they had a strong application. they were selected, signed a 3 year contract and agreed on a move in date (they needed to give their currently landlord 20 days notice to move out).

Having strong tenant screening practices in place helps - my manager charges $40 per credit check and doesn't make much off it, but checks court records, criminal records, credit, and so on.

Before jumping into products or targets,I would suggest setting up a solid base.For me that means:- LLC/inc. in tax favorable state- 800 FICO / 80 PAYDEX- $100K in untapped personal credit- $100K to a million in EIN/LLC/DUNS untapped creditONLY THEN look around, research the market,and jump when your brain/gut/heart align.Today Zillow dropped 20%, California/NYC offers are down 25%,Australia/China/Canada are down 20-40% depending on the data...Save your hard earned $50K for the right moment with a strong base!
