We had a great experience with the lender we used from a big bank since it was a jumbo loan, very knowledgeable and competitive.

I also received my broker's license tho (solely to become more knowledgeable while making personal real estate investments), but I don't see their logic, so I figured I'd turn to BiggerPockets to help me better understand what's going on. 

I am looking for a residential real property investor or investors that are looking to purchase a single family home for house flipping or BRRRR.Seller (not me) has very little debt on the home and the property has long term tenants that are interested in staying.

"Long-Term AirBnb" sounds like an oxymoron tbh - I think they are probably whats now being called "Medium Term Rentals" which is using platforms such as airbnb for stays greater than 30 days but less than a traditional 12-month lease.I'd check out the Medium Term Rentals forum here on BiggerPockets and the book on MTR published last year in the bookstore for more info!

It's important to manage your calendar so you don't allow far-out STR bookings that would interfere with a more recent MTR stay. 

If you think PITI stays flat, that's naive--thinking it means you're property did not appreciate and net depreciated against inflation.
