Sounds like what you are intelligently talking about is to analyze an area that cashflows for rental returns and get a great local agent and property manager. 

@Kevin Zhang it took us forever to find good management because so many sounded great when discussing with them but actual contracts were full of ridiculous terms we wouldn’t agree to and they wouldn’t change.

@Juan De La Garza, there are two factors here: a) what are you expecting out of the sellers financials that will effect value?
