They go to my bank, 4 blocks away from the rental home, and make the deposit direct. 

Obviously I had to completely replace the door, but I just deducted the cost from the tenant's security deposit. 

(No penalties, just interest that is deposited back into my account upon repayment).

A security deposit is not meant to carry a tenant, it is to mitigate damage.

I am using cozy and venmo to receive online deposits and rental payments.  

In Toronto though the unaware have been scamming the government for a decade or more with flipping pre-build deposits to the tune of ~100% roi in the 3 years it takes to build them.

Connecticut just followed suit with NY (I believe) in extending the moratorium on residential evictions until July 1st, 2020, with trivial hat tip to owners by allowing them to use security deposits as rent, which most of us on the owner side already know is an awful idea because it’s rarely if ever paid back.

Without a contingency in the contract, you're still obligated to buy or lose your deposit. 

I am not sure that is a good idea either.Since all my rentals required first, last and security deposits, I think if and when the first tenant reaches out about not being able to pay, I will apply last month's rent to cover the rent.
