Lots of due diligence is required with turn key operators, find what they got it for, what improvements they made, who is that really on the lease, where did they come from and what is the market value based on comps not on lease amounts. ")Very sad, but true.Most turnkey properties are sold based on the cap rate and not value.

I have been to one real estate meeting before but sadly after they tried to sell me some expensize education, that turned me off.

I only hope that someday I get to the point of being creative enough, and fast enough, to make such creative, profitable, palatable deals before the opportunity slips away.Sadly, I'm one of those who thinks of the perfect response ... sometime after the opportunity is gone :(So sad ...

This is all very sad, because good investors are the people providing safe/reasonable places for people to live. 

If you think an agent is going to present a terms offer to the seller, you are sadly mistaken.For creative deals to be successful you need to talk to the seller in person, and ask some good questions, like if you don't sell for cash with an agent, what are your options?
