It's nice and remodeled, which with my low capital and limited free time, would be a good asset to start with for me.

I’ve gotten through the housing department and am currently doing a major cosmetic remodel to capitalize on equity, but am foreseeing problems in the refinance.

There are a lot of surprises that can pop up during a remodel and it's safe to give yourself at least a $15k minimum on your numbers.

Normally I am able to lock in a fairly reasonable offer with a seller, but then somehow someone comes in and puts in an offer almost 85% of retail on a property that clearly needs a full remodel, which makes no sense on the numbers.

When I rehabbed the property I just had the agent set the property up as my primary residence knowing it was being remodeled.

I added value by completely remodeling the interior and exterior of the home.

Also due to the condition of the building we are losing the HAP contract and are having to do a more extensive remodel.

So i have a SFR that i completely remodeled and have under contract for 65k.
