Can someone double-check my numbers?
Hi Guys,
I'm getting close to submitting an offer on my first triplex (hopefully today or tomorrow). It's nice and remodeled, which with my low capital and limited free time, would be a good asset to start with for me.
My calculations are yielding nearly a 7% CAP rate and around a 13.4% cash on cash ROI (in year 1).
Before I pull the trigger I was hoping someone could take a look at my spreadsheet and make sure my numbers all check out. If you wouldn't mind giving it a look, the spreadsheet can be viewed at the below link. It is divided into the tabs displayed at the bottom of the sheet. Thanks in advance!!
