While this entity is in title you are totally in control of the property so you would make the improvements and then the QI gives you title to the property at the value now of the cost of acquisition plus improvements.

They probably have no credit cards and are vulnerable to shocks like having an expensive auto repair etc.Things can spiral quickly out of their control, even with good will.

These are the same people that still believe you get more productivity out of your employees when you keep track of how long they are at their desk....So while we might see a shift in the startup and small business space I don't see telecommuting taking hold until the generations of leaders and board members that we currently have in this country, over say 55 at the moment, are no longer in the workforce, or at least are no longer in control of company cultures.

Dave Ramsey was on the radio this morning talking about if you have bills that you can put off so you can save for food and shelter do that.. including credit cards etc.of course March was too early to tell May June will be the telling months I suspect.. when I had my facility it was pretty consistent I bought it in I think 06ish and we a lot of vacancy 50% in 08 to 2010 but then it filled back up.. we could debt service at 50%.. so I never really sweated it. then I put a condo plat on it and sold it for some nice gains.
