If you want to add in rent increases then it's likely that the appreciation home wins by an even larger margin given enough time.Investing purely for appreciation rates is speculative investing indeed.

I may not be the ideal example but i think that more homes will be sold by owner in the future but that is my random prediction and i think you should buy a duplex near a technical university or a medical university to profit off the future generation but like i said purely random speculation...
