Townhomes/Condo's may offer highly attractive community features (i.e. resort-like pools, very nice gyms, clubhouses, etc.) that may be very desirable to prospective owner/tenants.

STR can be very lucrative especially in vacation or resort areas but they are out of my area of expertise so I won't even try to offer advice there.

Is it a last resort kind of thing if you just can't find deals locally?

A good broker can help you find solution as there so many players out there for home insurance. 

When I am done with both sites I eliminate the duplicates and should have a pretty good list that I then resort by the listing agent.    

I live 8 to 9 hours away and drove to see the property but when I got there the tenant's brother said he wasn't expecting me so I resorted to an outside walk-through and drove back home because I didn't want to violate the tenant's privacy...the tenant's brother lied to my face.Fast forward to 1 month after the purchase, the newly hired property manager asks the tenant to make a list of any items that are of concern and the list is unbelievable: ceiling falling, no heat, mildew and mold in closet, bathroom with a major leak, mold all furniture in living room, no proper ventilation in house and no air in summer.  

Bad idea.Cash for keys is a last resort.

@Kelly Davis hard to say without knowing their personal situation, I definitely agree with you, but debt can be crippling and versus dealing with the problem head on unfortunately a lot of people resort to putting their head in the sand and hoping the problem goes away and/or some people just give up.
