After that, in Cleveland/Columbus and Indianapolis areas.at this point it seems the easier way its getting the first couple of deals under conventional and then going with dscr.its just seems weird to me I need to own a primary residence in order to have dscr( I live in LA where prices are crazy), and wondering now how people that dont live in US how they invest in the states.

It's also much less common in the commercial real estate world for sellers to fix things prior to close of escrow. 3) Of the remaining 5 out of 1000, 4 out of 1000 is a hyper conservative estimate for fallout from people getting fired while in escrow, taking out car loans, that sort of stuff.So, yeah, 1 in 1000.

There are calculators online but make sure you are familiar because I get a lot of people call me because their loan officer failed to run the numbers and they are getting ready to lose a deal or earnest money.If you want to go FHA you can always put more down but I would take a look at Fannie Mae as well for High Balance areas.

We were not getting a ton of leads and I quickly realized the PM just posts on Zillow and waits so I started hustling on FB market place and commenting on other people's post in the local Facebook groups.Lot of junk applications but did start to grab quality tenants.
