I would suggest getting good photographs of the areas in question with those tenants in those pictures - because they might just do as they please rather than please you; those photos will be your evidence when you withhold some amount of damages from their security deposit.

Plenty of legitimate things happen that might prevent the repayment of monies borrowed as agreed.What IS wrong is if a borrower withholds what is due, when it is due, when they have the capacity to repay.
