I put in an inquiry on Lending Tree and before I could hit send I was inundated with phone calls and emails from online entities that I've never heard of.

 $100 and an on-line form is all you need to register, and you can use whatever boilerplate set of documents you like for organization.

I just want to say most of my tenants would not be able to pay online because of their age.

Edit: I should clarify that I'm wanting to flip one to generate some capital to put into a buy and hold/rent next. 

A lot of people are making a lot of money doing deals over the Internet. Specifically, wholesaling.  Does anyone have any experience with this? Any comments?

As the market begins to soften up, interest rates rise and new inventory comes online CAP Rates will start rising again.

I've taken an online course and some webinars, but think I would greatly benefit from an actual book. 

Over the past couple years I have been looking at SF and MF houses online and evaluating the deals so that when I’m able to make the purchase I can quickly see if the property is a good deal and put my offer in.

Apart from that, I'm trying to read books, and finding some online information on real estate investing.
