If you did not understand a product or took a loan you could not afford to pay back it is your fault.Chris, when I invest in metals I stick to platinum as it takes up less space in the vault.Buying an REO or other property with a POF that you paid for and do not have the money to back is sketchy in my mind.

Ones that got hammered or ones that held values but historically don't really move much if ever.In my mind for what your looking at if you can get into this property and live in one of the units for something less than what you would pay for a mortgage on a SFR and your OK living next door to your tenants or living in a 3 plex environment as a personal residence then it makes sense.For me personally I don't get to much into Net Gross or how you got there I just want to know all the expense's and is there anything left over So I guess I am a net guy..

She lives with her mother and if he moves in there may be tension at times and he may come and go If his trouble with the law actually was years ago, and If he works and has held a job for awhile ,and he isn't an obvious flake.

Essentially the CFPB has had a license to do whatever the heck it wants since it’s creation under Dodd Frank, and many people have called the bureau’s director a straight up “mobster.”According to a recent article published on MPAMag.com, an ex CFPB insider told authorities, “Based on my observations at the Bureau, I have concluded that the Bureau is sorely in need of effective oversight, and that Bureau management needs to be held accountable, particularly with regards to its internal management practices.”

Just from a strictly tax standpoint and your income you would pay at least 35% of that gain in short term capital gain taxes vs only 15% if you held it longer than a year.
