Is it close to anything that would be appealing for short term rents/medium term rents? 

Keep in mind this is a very small (1200 sq ft) home in Texas and we are, the kitchen is an 8'x12' galley style and most of the finishes are medium-basic.

I was able however to start and finish the room with full width pieces as a result.

@Ken Nyczaj I've done a ton of direct mail in my past and the old saying is it is the only medium where you could fail 98% of the time and still get ROI!

The property is in decent shape and requires medium rehab.

I know that there are quite a few of you out there that do all or most of the rehab on your properties yourselves.Well I stumbled across two sites that I thought were pretty informative the first one Concrete Calculator is pretty cool just enter the width and length and how thick and it will tell how many yards or premix you will need.But this one, Drywall Calculator is just the absolute best it is powered by Georgia-Pacific and what makes it so great are a few things. first of all you enter the room dimensions (and round up to the next foot) and you can include the ceiling if you want and not only will it calculate: How many sheets of drywall you will need. 

To a lesser degree, so can a medium-term rental model for traveling nurses and remote workers who are coming to Denver.To your direct question: Will you recover the extra costs you spent to get into this market?

According to COH, this conversion process would also trigger a general life-safety inspection, and potentially the need to bring the entire building up to 2024 code (at least in terms of safety issues: electrical, stairway tread width, etc.) 

I'm curious if anyone in Oregon is offering medium term rentals and if they have a lease agreement for this type of rental in Oregon, or does anyone have an attorney they would recommend to draft this type of agreement.  

Although the cashflow isn't immediate, it is a medium-to-long-term guarantee.
