Advise on contractor's quote

Posted

Hello everyone, we are currently in the process of buying our first home that needs work, we are going with a 203k loan to fix it and have some equity after all is done.

We have received our first quote and we want to get your input if possible, here's the quote in an image below. Keep in mind this is a very small (1200 sq ft) home in Texas and we are, the kitchen is an 8'x12' galley style and most of the finishes are medium-basic. Let me know your thoughts, please.

Thank you in advance.

That bid is insanely high.  I would expect to pay more on a 203K due to the requirements on the contractor.  For example:

Tile for the entire 1200sf should be no more than $3000-4000 depending on the tile selected

$6500 to move the washer/dryer connections- could probably replumb the house for that

$7800 to remove popcorn ?  Typically $1 per sq ft

$60 sq ft for backsplash ?  Should be $5-10

$250 to replace smoke detector batteries ???  LOL

On and on
