Make sure they pay for the repairs, but don't charge them $250 for something that cost you $50 plus time, be fair.  

if so - are you wanting to borrow just  enough to pay off the loan and cover refi costs  or  are you wanting to pull out more funds over and above the loan balance ? 

New construction often means lower maintenance costs since everything is fresh and up to code.

There are fixed costs you won't be able to get away from utilities, insurance, etc and are typically stable year to year or with some measured growth.

Core 4 consists of having a great realtor, contractor, property manager, and attorney. 

That isn't really efficient from a management sense.

Having to change out smartlocks when tenants move is too costly.
