If there legit and they are a private lender I totally agree with Michael.Private lenders aren’t in business of cutting you out - they want interest secured by an asset and almost zero work.

Hi all - I would like to hear your opinion as per where is (still) a great state or/and town to flip houses and make solid good returns.I live in Rockland County NY and doing business all over northern jersey, I'm attending all the live sheriff sales, I'm on top of all the online auction platforms (Hubzu, Xome, Aucion.com), as well as any deal hitting the MLS, I've got relationships with many top agents (who did bring me some deals in the past).

If the buyer has a legit ore approval, and also provides a POF well covering their down payment and closing costs....they’re both fairly equal.The “% of their loan balance” is an irrelevant issue.....some are 10% under water, others 200%.....the bank is purely looking for something close to current value.

I asked him about it,  can anyone give me some wisdom hear , everything looks legit , had my agent look at Application she said it looks Legit ,  but the pay upfront isn’t directly on app that he sent I went to website to check him out and that’s where I say it when hit the apply ...I appreciate the feed back
