Presenting deals to private lenders

Hello,

I am looking for advice about presenting deals to investors. I keep coming across great deals, but I do not want to give them away. What is the best way to present a deal without getting cut out? I think a real estate license will help, but it will be awhile before I can commit to that. I am staring at a 11% CAP rate, but afraid to share it. Thanks in advance!
