I've required rent up front for the entire period, proof of funds to ensure they could cover rent 3x for each month they were staying and a letter from their program administrator ensuring that the students were on rotation and were required to relocate after their rotation was over.

Unless you live in a state where deposits have to be kept in a separate account (google) I would open 1 business account and a credit card for the rental property.

@Logan HartleI have done a couple like this and as Greg said the hard part is guessing what your future tenant will need. (# and size of offices, bathrooms,doors, windows, floor drains, lights, truck docks).If you make an educated guess you will likely still be tearing out or changing brand new walls and concrete, but if you leave it incomplete it is harder to rent.Plan on some extra expense for those tenant improvements.

Most lenders do have similar processes.Most of the people who will advertise their services to you here on BP are brokers for direct lenders.Most of the Brokers on here charge an arm and a leg for their services which is the reason why, initially, I did not utilize private lending.I'd be happy to recommend the Broker we use who is great at what he does and is very reasonable when it comes to the commission he adds for his services.We do a lot of investing just outside of Charlotte in the York, Chester, and Lancaster Counties.
