We bought as a house hack, one unit rented as we lived in and fixed the other.

I am under contract on the sale of my first home, I have owned the house for 10 years in Oakland County, MI. 

I recently moved to Nashville, TN, and am looking to buy my first property and house hack.

Do you think they hold better ROI and long term investment to put on a SFH house hacked property that has enough space for the ADU or do you think it’s better to do the shipping container route for $20k?

Scenario 2 is technically not house hacking, right?

The only way to get a standard conventional loan is with US credit, US tax returns etc...Unless you hold funds in a US Bank already and they gave you an in house loan or private loan based on assets.  

In 7 years we will sell our house.  

We have a few rental units and also flip houses.

The relationship is between the HOA and you (the homeowner), so the fee is levied against the owner of the house.
