I know it seems overwhelming, but just make a list and estimate high.  

But you can get pretty creative with these entities to implement additional layers of protection by utilizing additional tools - and in my opinion real estate investors under-utilize trusts.

I operate in 7 markets and in each market we have a quality control manager or runner, a cleaner with at least 2 backups, and a handyman/woman.
