If I had to try and sum it up it would be: Form a corporate entity for asset protection; buy properties using leverage to maximize the use of your money; write off your expenses through your business  including depreciation, taxes, insurance, repairs, etc to maximize your tax deductions.  

Turnkey buy and hold with long term renters is the best way to get your foot in the door with RE investing.

Highest risk RE endeavor outside of development IMO.

The protections are there because if the police can simply put out a squatter it would be simple for landlords to never give their tenants anything in writing and have the police remove anyone they didn't like or who didn't pay as a "squatter."

Also, how do you analyze future taxes, this is a new property so there's no info on last year taxes.  

If it's not in writing it never happened!
