Once you own the property they can give you a copy of it.

Ask for a copy of the credit report and see what the issues are.

Even if they speak English well, their writing will probably read like it wasn't written by a native English speaker.If you can turn things into a step by step system, that's all for the better.If they're doing anything creative, you need to be very clear with them that it must be original work and not copied.

Heed the advice of, and copy those that are successful in the business.
